Gouna Owners Club (GOC) Achievements November 2016 – End December 2018 

Maintained strong relations with El Gouna Management

  • Held 8 meetings with the GM and a further 10 meetings with Department Heads (Extra Works, Finance, IT /TV, Quality Assurance, Security) in addition to regular contact with Customer Services.
  • Requested and encouraged the GM to hold 2 public meetings for residents.
  • Achieved major cost savings for all owners
  • GOC objections to proposed increases in service charges, above the limit of 6% in many members’ contracts, resulted in the increase being limited for all owners to 6%.
  • GOC objections to any additional charges for scrambled TV channels on Orange triple play and the proposed charge of 600 EGP for FIFA World Cup TV coverage resulted all HD channels, including BeinSport, being provided without additional charge.
  • GOC objections to the proposed imposition of a supervision fee by the Extra Works Department on internal redecoration works resulted in the proposal being dropped.
  • Ensured that the shuttle bus service was removed from the service charges budget and that the budget was published.
  • Negotiated reduced internet rates and improved speed with Orange.

Initiated important improvements in services and facilities

  • Ensured Orascom identified a beach that owners can use without charge (Zeytouna Beach). Successfully pressed for Residents Cards for long-term renters.
  • Worked with Orascom on the introduction and location of dog bins.
  • Worked with Orascom to improve road signage and labelling of tuktuks and commercial vehicles to
  • facilitate reporting of bad driving.
  • Successfully pressed for decibel readers on some commercial premises. 
  • Organised 10 social events for owners and residents.

 Benefits specifically for Members

  • Provided a communications channel on general issues affecting owners through the GOC google group.
  • Obtained clarity on the three stages of property registration (signature verification, verification & implementation, full registration).
  • Appointed a legal adviser who can also be engaged by individual owners to assist with property registration.
  • Organised a visit by 50 members to Fort Arabesque Resort, Makadi Bay.
  • Supported groups of members on a range of issues, eg pigeons in West Golf, noise disturbance in Kafr, etc.
  • Ensured members had the opportunity to express their preferences regarding the channels offered by Orange TV.
  • Attracted outlets offering members additional discount. These now include 18 restaurants and a couple of shopping outlets in El Gouna, plus Fort Arabesque Resort in Makadi Bay.
  • GOC Membership (including joint owners) increased by 135%, Units owned by GOC members increased by 91% and the Legal Contribution Fund increased by 90%.
  • Prepared by the Gouna Owners Club Committee, a group of volunteers who work closely with Orascom in the general interests of owners and residents.
